Definitions

All flood damage is water damage, but not all water damage is flood damage.

Categories of Water Damage:

1, or “clean water”, comes from supply lines, faucets, and other sources that typically aren’t contaminated. We clean it with extraction, drying, and dehumidification.

2, or “gray water”, comes from dishwasher leaks, sump pump failures, and other sources that can include some contamination. We are careful to decontaminate the area and use disinfectants.

3, or “black water” comes from sewage, standing water, rain, or other sources that may be contaminated by pathogens, heavy metals, or toxins. Water from unknown sources is assumed to be Category 3. When we treat Category 3 water, we wear Personal Protective Equipment (PPE) and treat the area with disinfectants before people without safety gear can enter the area.

Flood water is always Category 3.

Secondary Damage

The damage from the water is the primary damage, but that is rarely (as in “never”) the only damage from a flood. There is also:

  • Dirt, mud, other debris carried by the water
  • Mold, mildew, other microbial growth
  • Any pathogens already in the water
  • Odors

Floods are not necessarily coastal disasters; they may also be:

  • Burst sewer lines
  • Other water mains
  • Unexpected or unusual rainfall
  • Dam overflow
